Navigating a Shifting Market: What June’s Numbers Mean for Buyers and Sellers
After three years of higher interest rates and a cooled sales pace, Northeast Florida’s real estate market continues to reveal new opportunities for both buyers and sellers. The June 2025 Market Report from the Northeast Florida Association of Realtors highlights key trends worth noting:
- 📊 Median Sales Price held steady at $350,000 — unchanged from May and just 1.4% lower than June 2024.
- 🔐 Closed Sales dipped 3.4% from May and 5.3% decrease compared to June 2024, reflecting a slower but still active market.
- 📉 Pending Sales saw a more significant decline — down 32.5% from May and 31.7% compared to last year — suggesting buyers are weighing their options carefully.
- 🏡 Active Inventory increased slightly to 12,364 homes, up 2.2% from May and 13.3% from a year ago — giving buyers more choices.
- ⚖️ Months’ Supply of homes sits at 4.8, indicating a more balanced environment between buyers and sellers.
While elevated mortgage rates and affordability concerns remain, today’s market looks far different from past downturns. Unlike the Great Recession, when oversupply and forced sales defined the landscape, today’s inventory is stable and slowly expanding.
Statewide, Florida Realtors reported that single-family home prices in May were 2.7% below last year — but still 54% higher than in 2020, showing long-term strength. Encouragingly, buyer sentiment is also improving: Realtor.com’s Joel Berner noted that 28% of consumers in June believed it was a good time to buy, the highest in over two years.
